If you signed a lease agreement for a Monarch Investment and Management Group property in Minnesota before February 1, 2022, you may be qualify to claim a cash payment from a class action settlement.
MIMG has agreed to settle a class action lawsuit over allegations of violating several Minnesota statutes, including deceptive trade practices and improper utility billing.
Who qualifies to receive a settlement payment?
Qualifying tenants are:
- You signed a lease agreement as a lessee at any property in Minnesota owned by MIMG, which terminated before February 1, 2022.
- As of February 1, 2022, you were a party to a lease agreement with MIMG in Minnesota or
- You were a party to an MIMG lease agreement at Eden Park Apartments or City Limits Apartment before June 1, 2024
There are two subclasses based on utility billing practices:
- First Utilities Subclass: Includes tenants at properties listed in settlement website FAQ #4 who paid water and/or sewer charges to MIMG via a single meter or ratio utility billing (RUB) during your lease up to February 1, 2022
- Second Utilities Subclass: Includes tenants at Eden Park Apartments or City Limits Apartments who paid water and sewer charges via a single meter or RUB up to June 1, 2024.
How much are the payouts for the MIMG tenant settlement?
- All Class Members: Qualify to submit a claim for a $125 cash payment
- First Utilities Subclass Payment: Qualify to submit for 115% of water and sewer charges paid to MIMG from the lease start date through February 1, 2022
- Second Utilities Subclass Payment: Qualify to submit for 115% of water and sewer charges paid to MIMG from the lease start date through June 1, 2024

How do I claim my payout?
To claim a payment from the MIMG settlement, class members must submit a claim form by the September 16, 2025 deadline. You can file a claim online or download the PDF claim form and print and mail it to the settlement administrator.

When will the Monarch Investment and Management Group settlement payout?
After the final approval hearing on February 21, 2025, if the court approves the settlement, payments will be issued to approved claimants. Appeals may delay the process.
